income to maintain your present life-style in retirement. If
you make 100 thousand now, figure 75 thousand in

Some really significant expenses you won’t have in
retirement:

1. Life insurance. Usually paid up by now or it has run its
course. Also there is little need for it. No premiums to
pay.

2. Mortgage payments. Houses are usually paid off by now.

3. Child-rearing expenses. A big one. Unless you got a
really late start.

4. College costs. You saved for it and then paid for it
over many years. See #3.

5. Work expenses. Transportation, clothing, lunches, etc.

6. Large house. Selling and moving into smaller digs can
add significantly to your nest-egg and reduce expenses for
taxes, maintenance, insurance and utilities. A reverse
double whammy for this one.

7. Automobile expense. It/they should be paid off and might
be used less.

8. Credit card payments. Most everybody has learned by this
time not to have this debt.

9. Some people move to an area where the cost of living is
very significantly lower.

10. Last and this is my favorite. You don’t have to save
for retirement anymore!

Jot down a figure for each one and see what you get.

These are some further considerations that might reduce your
expenses. Where is it written that you won’t want to change
your life-style at all? After all as we get older our
tastes change, often towards those activities that cost less
and we appreciate simpler things.

A walk on the beach or in the quiet woods, in the morning
sun or even in a light rain can be as enjoyable as anything.
Some of the best things in life really are free. A cold
winter evening by a warm fire with a great book (free from
the library), a visit with the grandchildren and pulling
vine-ripened tomatoes from your own plants are more examples
of inexpensive activities. Who needs a riotous evening in a
nightclub or an expensive day at a casino?

Linger over coffee and the newspaper in the morning, have
breakfast with friends, take a little nap in the afternoon
or day trips to attractions like museums, planetariums and
nature exhibits. Aren’t there things you always thought you
might like to do and explore like writing, playing music,
dancing, sports (non-contact) and crafts and hobbies? These
need not cost a lot.

Also remember you are free to take advantage of early-bird
specials, two-for-one nights and eating out at lunchtime
instead of dinner. These can save as much as half on
restaurant bills. Don’t forget senior citizen discounts,
either.

What might cost more now that you are older? Health care, of
course. Putting these in table form:

1. Health insurance premiums. Mainly Medicare supplemental
insurance. Figure 2000 dollars and up.

2. Prescription drug costs, both premiums for insurance and
out of pocket expense. Most medications not yet off patent
(have no generic) are 800 to 1200 dollars a year each. The
arithmetic here is easy.

3. General out-of-pocket expense.

4. Long term care or nursing home care. Premiums for
insurance if you elect to buy it, although the jury is still
out on whether or not you should according to a leading
consumer’s magazine. The biggest expense of all is nursing
home care if you have no insurance. People who have good
support can often remain at home for a long time utilizing
home care facilities, which costs a lot less.

Naturally every situation is different. Hopefully these
thoughts will help you in your calculations. If you add up
all that you don’t have to pay and what you can reasonably
expect to pay and can avoid a long nursing home stay you may
need less than you thought.

A recent article in Money magazine had a good idea. During
the last year before retirement, try to live on what you
expect to have, pretend to be retired. If it is comfortable,
you are probably good to go.

Play music like you always wanted. Gain the knowledge
you need to learn rapidly and cut out most of the practice

When he told me what he was doing, I asked, “Is there any money in that?” He smiled and said, “Every city’s got one, and I’m the only leadership expert in this field in the country.” He was frequently quoted in trade journals and asked to speak at their conventions. Find your niche, and you’ll eliminate your competition.

Step 2: Write about Your Area of Expertise

After you determine your niche, begin to write articles about your area of expertise. Every single day, tens of thousands of editors, web masters, and newsletter publishers are looking doggedly for unique and information-packed articles. If you can write articles that teach readers about your industry, you will find numerous places that will quickly publish your article.

I spent ten years as a trainer before someone, out of desperation, asked me to write an article for her trade journal. A few months later, another editor saw the article and asked if she could reprint it. Before long, I began to get inquiries from companies in that industry, and a snowball effect began to occur. The more business I did in the industry, the more of an expert I became. Step 3: Speak as Often as You Can

When your articles begin to get published, you’ll start to receive requests to speak more often.

When you speak about your industry, you set yourself up as the expert on that topic. You gain instant credibility.

If you get nervous when you speak in front of a group, attend a public speaking class. It will be the best investment of your life, because the more confident you present your ideas, the more competent you will appear in front of a group.

There are a few niche locations in Riverside of worthy shopping for those of us who don’t wish to look like a Gap clone. Back in the day you could stroll over to the Off the Mall on Hole Street and pick up some cool clothes at Electric Chair or Denim Bank. The days of Denim Bank are long gone, and in it’s place came and went DeeLuxe. Adjacent to those stores you could also find a quaint little record shop called Mad Platter. Like it’s neighbors, it too disappeared from the strip mall, but relocated near UC Riverside.

Other than that there are always cheap stores in the mall with equally worthless items. If you find yourself brave enough to venture outside the dismal county lines of the IE you might try shops like Ipso Facto, Shrine, or even Retail Slut in LA. In lieu of more quality shops, some of the malls fill in their empty spaces with stores that offer nothing but one-time use clothes that fall apart in your washer or dryer.

With all this fickle moving of good stores and replacement by the bad, you’d think the primary focus of business owners would be establishing their business online. Luckily some have. Though some may not be as high a caliber as Riverside web design ought to be, these stores have made their permanent front online. Guess what… I was once like that.

I had things inside my own head that stopped me from successfully approaching women.

What’s yours? (Think about it… SERIOUSLY - STOP AND THINK)

Some of mine were:

* She would say ‘No’ and it would destroy the courage I just had

* She will start yelling out to everyone that you’re trying to rape her

* She will call me a ‘loser’ and yell at me

* Her boyfriend from ‘around the corner’ will come and beat me up

So what are yours? (Write them down.)

You need to handle those exact problems now (not later), or you will be confined to getting happy with your five-fingered girl friend. (Yeah, her!)

I’m going to let you in on a secret of mine.

When I first started out reading about this sort of stuff, I
wanted some quick and easy ways to fix my game.

Guess what?

It doesn’t work that way. (Which I discovered) You have to change yourself. You have to become the man a really attractive woman would even want. Otherwise, she’ll find out, and she’ll leave you.

But you say, “How can she even choose, if I don’t even know if she’s interested?” or “How can she even choose, if I can’t even get her number, or talk to her?”

We’ll… I’m going to share the best kept secret of approaching women with confidence and charisma. It’s straight out of Thundercat’s book “Art of Approaching”. It’s called:

The Eye Contact Test

I think you’re really going to like this secret, because I’m going to share a little trick with you that I’ve developed that really makes it easy to meet a woman.

Too often, guys are simply too nervous to approach a girl because of the extreme amount of uncertainty involved. Think about it. What runs through your head when you want to meet a woman?

* “Am I her type?”

* “Does she have a boyfriend?”

* “Will she find me attractive?”

* “Maybe she’s too busy to meet anyone.”

* “Will she be receptive to me talking to her?”

I’m sure you can think of a 100 more things that run through your mind when you see an approach opportunity come your way.

If you get scared or nervous when this happens, it’s because of one thing:

UNCERTAINTY.

You don’t know how the girl you want to approach is going to respond! So your scared because the outcome MIGHT be negative!

Well, worry about this no more, because with this little trick I’m going to share with you, you’ll never have to worry about a negative reaction again.

This little trick is so simple, ANYONE can do it! And it’s a 100% fear free tactic.

We all know that eye contact is important, but something funny happens when we make eye contact with another person. We become COMPELLED to respond to them in some fashion. When it comes to women, you can use eye contact to find out if she’s open to meeting you. In fact, in a way, she’ll be opening YOU!

So here’s what you do…

The next time you see a woman you want to meet, LOCK your eyes on her! Seriously, just stare at her eyes, even if she’s not looking at you.

When people are out and about, they will usually look around to keep aware of their surroundings. This is an unconscious thing we all do. Eventually, the woman you’re locking onto will look around to scan the area.

When she comes to you, her eyes will invariably meet yours, and you’ll be locked in eye contact.

When that happens, simply SMILE at her.

If she smiles back, guess what? She’s OPEN TO YOU MEETING HER. If she doesn’t, then move on to someone who is.

And when she does smile back, say “Hi!” And if she responds, you’re in! Go right into your opener.

I like to use this tactic in low-key situations, like grocery stores, coffee shops, book stores, etc. Even though it can work just as well in bars (as long as the light is high enough that she can actually SEE you!).

Often times, after you smile, the girl herself will say “Hi!” and then the rest is easy.

The next time you go out, do this to every woman you see. Lock your eyes onto them and see what happens. I guarantee you, you’ll be surprised by the results.”

* It does wonders.

I love it, and even though I’m a “veteran” at this, I still use it. It’s one of the most powerful techniques there is.

I remember I did the exact technique to this cheerleader at my college. She was a beautiful 5′6 blonde, and I simply held eye-contact, then smiled, and she said exactly what the book said she would do…

She smiled back and said “Hi!”.

It was the best feeling, especially since I was just reading it the night before.

  • Insurable value
  • - is the value of real property covered by an insurance policy. Generally it does not include the site value. It is important to distinguish between market value and price. A price obtained for a specific property under a specific transaction may or may not represent that property’s market value: special considerations may have been present, such as a family relationship between the buyer and seller, or else the transaction may have been part of a larger set of transactions in which the parties had engaged. It is the task of the real estate appraiser/property valuer to judge whether a certain price obtained under a certain transaction is indicative of market value.

  • Three approaches to value
  • There are three usual approaches to determining the fair market value of a property, cost approach, sales comparison approach, and income approach. The appraiser will determine which of the approaches is applicable and develop an appraisal based upon information from each individual market area.   • The Cost approach is sometimes called the summation approach. The theory is that the value of a property can be estimated by summing the land value and the depreciated value of any improvements. It is the land value, plus the cost to reconstruct any improvements, less the depreciation on those improvements.

  • Sales comparison approach
  • The sales comparison approach looks at the price or price per unit area of similar properties being sold in the marketplace. Simply put, the sales of properties similar to the subject are analyzed and the sale prices adjusted to account for differences in the comparables to the subject to determine the fair market value of the subject. This approach is generally considered the most reliable, IF good comparable sales exist.

  • Income capitalization approach

  • Automated valuation models
  • Automated valuation models (AVMs) are growing in acceptance. These rely on statistical models such as multiple regression analysis and geographic information systems (GIS).
